Why associations care
From outside, a high-rise is one big wall of glass. One unit with mirror film can stand out, so many associations have rules about window film: allowed colors, reflectivity, or a requirement to get board approval first. Some treat the glass itself as a common element.
How to check
- Look in your declaration, bylaws and rules and regulations for anything on windows, window treatments or exterior appearance.
- Ask your property manager whether the building has an approved film or a standard.
- If approval is needed, send the board the film's name and specs and a sample if they want one. We can provide both.
Films that usually fit the rules
Neutral, low-reflectivity films that look close to normal glass from outside are the easiest to get approved. They still cut heat and glare and block over 99% of UV. Interior frosted film for bathrooms is usually less of an issue because it's mostly seen from inside, but check anyway.
Renting a condo?
Get permission from the owner too. Film can be removed professionally later.
