Condo window film in Chicago

Floor-to-ceiling glass, lake glare and association rules. We handle all three, so you can keep the view and lose the heat.

Big glass, big heat

Floor-to-ceiling windows are why people buy high-rise and loft condos, and they're why those units get hot, bright and glary on sunny days. Higher floors often have nothing blocking the sun at all, and units near the lake get glare off the water. Blinds fix it by covering the view you paid for. Film fixes it at the glass.

What condo owners usually want

  • Cooler rooms in south- and west-facing units.
  • Less glare on TVs and work-from-home screens.
  • UV protection for floors, furniture and art.
  • Privacy from the building across the street, with frosted film where it matters at night.

Association rules come first

Many associations regulate how windows look from outside, and some require board approval. Neutral, low-reflectivity films are the easiest to get approved. Check your declaration and rules, and ask your property manager. We can send film specs and a sample for the board. Condo window film rules, explained.

Building logistics

We work with building management on elevator reservations, loading dock times and certificate of insurance requests. Tell us what your building needs when you request an estimate.

Glass type matters

High-rise glass is often tinted, coated or insulated. Film has to be compatible with it, so we check the glass before recommending anything.

Condo questions

Straight answers before anyone comes out to measure.

Do I need board approval?

It depends on your association. Check your declaration and ask your property manager before installing.

Can you provide a certificate of insurance?

Yes, we're fully insured. Tell us what your building requires when you book.

Will film look different from my neighbors' windows?

Neutral, low-reflectivity films look close to normal glass from outside, which is why associations tend to prefer them.
